CHESAPEAKE -- If you're selling your home, you want to get the highest price possible.
Real estate agents say it takes two things to sell a house -- the right price and the right condition. That's where home staging can help.
"I've done my job if you say 'it doesn't look like my house anymore,'" says Kimberly Cash, a master home stager and owner of Tidewater Home Staging. "That new buyer can come in and envision themselves living there, not you."
Cash was called to stage Herb Watson's 3,400 square foot, five-bedroom home in Chesapeake.
"It's sort of a new home. It's wide-open, where you don't have clear separations between some of the rooms and we think if we can better define the rooms with some staging. We think we'll get people's attention," Watson says.
The home has been on the market for a year and a half and the price has been reduced, too.
Agents say that with some 13,000 homes currently on the market in Hampton Roads, you need every advantage.
The days of same day sales just a few years ago are gone.
"There's gonna be somebody else in your price range, so you've got to look better than the next house. Buyers have choices. You've got to make them pick your house," notes realtor Dayla Books.
Staging isn't a new concept. It's been around since the 1980s, but it's popular as ever. Cash has been in business for five years.
"It's not about your stuff, not about our stuff if it's furniture that we're bringing-in. It's all about selling your house, for top dollar, in the fastest amount of time," Cash stresses.
The staging complete, Watson is waiting for the right offer.
Experts say their staged homes, on average here, are on the market for 42 days.
Cash and real estate agents say staging can't work without people actually going inside, so they stress you need great curb appeal to get potential buyers in the front door.
